Megan Properties Management specializes in the management of a diverse portfolio of properties, including conventional apartments, Low-Income Housing Tax Credit (LIHTC) communities, USDA Rural Development (RD) Section 515 properties, HUD-assisted housing, Section 8 housing, and properties utilizing USDA housing vouchers. In addition, the company provides expertise in ownership transitions, management takeovers, USDA-RD financed property transfers, real estate limited partnerships, and general and limited partnership interest transfers.
Company History and Growth
In 1998, Megan Properties Management, Inc. served as the managing agent for partnerships owning approximately 205 apartment units located in Mississippi and Florida. The company continued managing these properties until each partnership completed its 15-year tax credit compliance period around 2004, at which time investor interests became eligible for sale.
Between 2008 and 2013, Megan Properties Management expanded its presence in Texas by managing apartment communities acquired and rehabilitated by PK Megan & Associates. These properties consisted of approximately 364 affordable housing units utilizing Low-Income Housing Tax Credits.
In 2016, the company was approved to manage an additional five apartment communities in Texas, totaling approximately 180 affordable housing units financed through Low-Income Housing Tax Credit programs.
In 2017, Megan Properties Management further expanded its Texas operations by adding 23 apartment communities owned by affiliated entities and third-party owners. These properties included approximately 880 units consisting of affordable housing communities with Low-Income Housing Tax Credits as well as conventional apartment communities.
In 2023, Megan Properties Management expanded its portfolio to include RV parks throughout the West Texas region, further diversifying the company's management expertise and service offerings.
By 2024, Megan Properties Management had grown its portfolio to 2,029 units under management. These properties include both conventional apartment communities and subsidized housing developments. This continued growth reflects the company's commitment to excellence, industry expertise, and outstanding customer service.
In 2025, Megan Properties Management achieved a significant milestone by acquiring and adding 66 apartment communities totaling 1,407 units to its portfolio. This expansion further strengthened the company's presence in the affordable and conventional housing sectors and demonstrated its continued commitment to strategic growth and exceptional property management services.
In 2026, Megan Properties Management continued its strategic growth by acquiring and adding 52 apartment communities across Kansas, Texas, and Georgia, totaling 638 units. This expansion further strengthened the company's regional presence and reinforced its commitment to providing high-quality property management services for both affordable and conventional housing communities.
